Series P – “Preferred” Trust Units
Series P units receive returns prioritized over Series A units and are benchmarked against Bank of Canada yields. These units are available exclusively to Institutional and Accredited Investors.

All fees (including lender, service, and others) are paid into the capital pool, so investors benefit from all fees earned by management.
Capital is invested in a diversified portfolio of short-term mortgages, primarily residential and residential construction mortgages in Canada’s urban markets. Unless unanimously approved by our Credit Committee, loan-to-value ratios rarely—if ever—exceed 75%.
Series A unit-holders may share in any excess net profits once the hurdle rate has been met. The excess profit is split 70% to Series A unit-holders and 30% to the Fund’s Manager.
Equivan Capital Corp (EVCC), fully owned by Michael McHarg, has made the initial $1 million investment into Series A units, which are subordinated to all other investment units. EVCC does not receive distributions until all other unit-holders have been paid.
